Great listing photos start before the photographer arrives. Share this checklist with your sellers a few days ahead of the shoot — it's the difference between good photos and scroll-stopping ones.

Inside the home

Declutter every visible surface: kitchen counters cleared except 1-2 decorative items, bathroom counters completely empty, personal photos and fridge magnets down. Turn on every light in the house and replace burnt-out bulbs — warm, consistent lighting makes rooms feel inviting. Open all blinds and curtains. Make every bed, hide pet bowls, crates and toys, and tuck away cords, remotes and trash cans.

Outside the home

Cars out of the driveway and away from the front of the house. Lawn mowed, hoses coiled, trash bins hidden, pool cleaned and pool toys stowed. If the home has landscape or pool lighting, make sure it works — it's a huge asset for twilight shoots.

The details buyers notice

Toilet lids down. Towels folded and matching. Ceiling fans off (they blur in photos). Fresh flowers or a bowl of fruit adds life to kitchen shots. For South Florida homes: wipe down outdoor furniture and clear palm fronds from the pool deck — the outdoor living space is often the money shot here.

During the shoot

Plan for sellers (and pets) to be out of the house or comfortably out of frame. A typical shoot takes about an hour depending on property size and services booked; drone and twilight add time. The fewer interruptions, the faster and better the result.
